Do I need council approval for a granny flat?

Often not a full development application. Many secondary dwellings qualify for a complying development certificate (CDC) under the State Environmental Planning Policy — usually a faster approval process than going through council. We assess your block first and tell you honestly which pathway applies, then prepare and manage it for you.

How much does a granny flat cost?

There’s no honest single figure — too many site factors move it. See the pricing section above: we give you a fixed-price quote for your exact design before any work starts.

Can you build a two-storey secondary dwelling?

Where the site and planning controls allow, yes — a two-storey build makes a tight block work harder. We assess the feasibility honestly first, then design and certify it as one project.

Can I rent out a secondary dwelling?

A compliant build can usually be rented out. We make it a genuine, self-contained home — its own kitchen, bathroom, living and entry — so it works as a rental or for family.

Are you a licensed and insured builder?

Yes. Panadium holds a current builder’s licence plus full public liability and works insurance, with Home Building Compensation cover on every insurable project, and we’re members of the Master Builders Association and HIA. Every build is guaranteed in writing.
