Design and build

Design and build for Eastern Suburbs homes that can only grow up.

Most blocks in every suburb between Randwick and Vaucluse were built to the boundary a century ago, so there is nowhere left to extend but up.

Panadium builds first-floor additions as the lead move for Eastern Suburbs Sydney homes — a licensed home builder adding a level above the existing footprint rather than eating into an already-small courtyard. On a Paddington terrace or a coastal semi, that means engineering a shared party wall and confirming what the local planning controls allow before a single stud goes up.

Panadium has worked as a family building business since 1996, run by Alex Panah and holding builder’s licence 270181C, with $20M public liability cover, HBCF on every insurable project and every build guaranteed in writing. The business has completed 200+ renovations and 50+ new homes — building new homes and additions to the same fixed-price standard throughout — and is prequalified on the University of Sydney tendering panel, and belongs to the Housing Industry Association (HIA) and Master Builders Association, the same standard behind every home building project we take on.

Tight sites, real constraints

Tight coastal blocks, party walls and conservation areas across the Eastern Suburbs.

A block in Coogee or Double Bay rarely has room for a crane to swing freely, a conservation overlay in Paddington or Woollahra controls what a first floor can look like from the street, salt air shortens the life of the wrong external material, and a harbourside block with a slope adds its own retaining engineering.

  • Party-wall engineering for terraces and semis sharing a common wall
  • Conservation-area design controls in Paddington and Woollahra respected from the first sketch
  • Salt-resistant external materials specified for exposed coastal elevations
  • Crane and site-access plans drawn up before a tight block is quoted

What we build here

First-floor additions and renovations across the Eastern Suburbs.

One licensed team handles design and construction under one roof — renovating in place, building from the ground up, or both on the same tight block, all to a single fixed-price contract.

Why Panadium

Why homeowners on tight coastal blocks choose Panadium for a first-floor addition.

Party-wall engineering handled

A shared wall with the semi next door is assessed and engineered before design starts, so the addition doesn’t become a dispute.

Fixed price, no moving number

A detailed fixed-price contract before work starts, with variations only on your written sign-off — the number quoted is the number paid.

One team, start to finish

One project manager designs, lodges and builds the addition, with weekly updates from the first sketch through to handover.

Coastal materials that hold up

Cladding, flashing and fixings specified for salt exposure, not the cheapest compliant option — so the new level ages like the rest of the house.

Recent work

One of our Eastern Suburbs projects: a first-floor addition in Bronte.

A recent project took a single-storey house up to two full storeys, adding the new level in matching brick rather than building out into an already-compact rear yard. The upper floor holds a bedroom with a fitted wardrobe and two bathrooms finished in stone-look tile, opening onto a timber-decked balcony that shades the patio below. Photography from this project is real and published — the scope and finish shown are the standard applied to every first-floor addition Panadium quotes on a tight coastal block.

The completed rear of the Bronte home — a new upper storey in matching brick sits over the original ground floor, with a new steel-balustraded balcony on posts shading a lower-level patio
A full upper level and a new balcony, added on the same footprint.

Local considerations

Eastern Suburbs building FAQs.

Can you get a crane onto a tight coastal block in Bondi or Coogee?

Not always with a full-size crane parked on the street. Some tight coastal blocks need a smaller franna crane, a truck positioned off-site, or a staged materials delivery instead. We assess access on every site before quoting, so the crane plan — and its cost — is settled before work starts, not discovered on day one.

Do first-floor additions need council approval in Woollahra or Waverley?

Most do need development consent from the local council, though some smaller upper-level additions can qualify for a faster complying-development pathway depending on the site and controls. We assess your block first, tell you honestly which pathway applies, then prepare and lodge the application for you.

What happens to the party wall next door during a first-floor addition?

The shared wall is assessed and engineered before design starts. Formal notice goes to the neighbour, an engineer confirms the wall can carry the new load, and the build sequence is planned so the neighbouring home stays structurally undisturbed throughout.

How long does a first-floor addition take on a terrace or semi?

There’s no honest single figure — site access, the scope of the new level and how much of the ground floor is affected all move it. You get a program in writing before work starts, built around your specific site, not a generic timeline.
